RENTAL AGREEMENT FOR BOTH
SASSAFRAS LODGE &
TRILLIUM LODGE

This Rental agreement sets forth the general Terms & Conditions for the short term rental of either premise known as Sassafras Lodge, located at 2845 Grassy Branch Loop, Sevierville, TN 37876 and/or Trillium Lodge, located at 2843 Grassy Branch Loop, Sevierville, TN 37876. These two properties are owned and operated/managed by Martin D & Deborah B Fairley ( dba Froghop Properties.)

  • It is acknowledged that rental has been paid in full for the use of the premises for a term that was mutually agreed upon and was referenced in the receipt previously given to the renter.

  • Check-In Time is after 4:00PM and Check-Out Time is no later than 10:00AM unless otherwise agreed.

  • Both premises are NON SMOKING properties. This includes NO smoking on the porches!

  • NO OUTSIDE FIRES ARE ALLOWED AT ANY TIME! This includes the use of bonfires, campfires, use of fire pits and includes the use of portable charcoal grills!

    We have provided each Lodge with a “bottled gas” grill.

  • Dogs are permitted with prior permission and a payment of a fee. Dog Owners are responsible for cleaning up any and all pet refuse. Dogs are not allowed on any furniture. Dog Owners are responsible for any damage caused by dogs to the premise (s). All dogs must be treated with a topical flea & tick repellent at least three days prior to arrival. Fleas & ticks are quite prevalent in this area! Froghop Properties, LLC assumes NO responsibility for illness or injury that may occur to dogs or by dogs while on the premises.

  • STORM POLICY/ROAD CONDITIONS/CANCELLATION/ REFUND POLICY: No rental refunds will be given in the event of adverse weather conditions, road conditions or electrical power outages that may inhibit or possibly prevent your use of either premise in any way. No refunds are given for any cancellation or “no shows” by the renter that occur within 30 days of the start date. No refunds will be given for any “early departures” by guests.

  • Please note: Our mountain roads can be curvy and steep and weather conditions can be rapidly changeable and severe. Most of our local roads mandate the use of a four-wheel drive vehicle or use of chains during snow & ice conditions!

  • Sub-renting or assignment will not be permitted under any circumstances. Sale and/or total destruction of the subject properties will result in cancellation of rented periods and all monies paid by guests shall be returned to the applicable guest.

  • Persons under the age of 25 years must be accompanied by adult parents or guardians at all times.

  • Overnight guests are not to exceed a maximum of eight (8) persons in Sassafras Lodge and ten (10) persons in Trillium Lodge.

  • Daytime Visitors are limited to a resonable number  of friends and relatives who will leave at the end of the day. In no case shall the total daytime occupancy exceed 12 persons.  We dot NOT permit our lodges to be used for wedding parties, family reunions  or any other use that substancially increase the number of people in the lodge at any given time.. 

  • We may charge a "security or damage deposit" depending upon the source of the reservation.. If damage is discovered or excessive cleaning is required after the guest checks out, guest agrees to reimburse us for the cost of repairs or extra cleaning from the "security or damage deposit. If the costs exceed the amount of the deposit than the guest is still liable for the total cost to restore the property.. Please note: Some "third party" leasing/marketing websites may charge and hold security deposits and those deposits are the sole responsibility of those third parties.

  • The hot tub/spas located at each property are for your use and enjoyment. Be aware that there are risks inherent in the use of these appliances! Use at your sole risk! Children must be attended by an adult at all times when using a spa! The spa will be filled with new water & chemically treated for each new guest. The spa cover is an integral part of the appliance that protects water quality and temperature and should be replaced between uses. Do not allow anyone to climb up onto the spa cover!

  • No daily maid service is provided. Linen and bath towels for normal use are provided. A full sized washer & dryer are available for your use. There usually is a regular supply of laundry soap products available for your normal use but, if you run out during your stay please replace at your expense.

  • Rubbish & trash generated by guest s is to be placed in the covered refuse containers provided. These containers must be kept locked up in the "critter proof" tool shed/outhouses at each lodge. There are an abundance of bears, raccoons , possums and other critters that will make a mess of your improperly stored rubbish. Those guests who are staying over three days are urged to drop off their trash at the County Waster Disposal Stations located on each major highway.

  • Each Lodge has a Gas Fireplace and are available for your use during most of the year. The gas is shut off during the summer months. Follow the posted directions at each fireplace and do not put any foreign matter or objects into the fireplace!

  • Water is provided by licensed wells on the property.

  • Keys are in their respective lock-boxes. Please return the keys to the lock- boxes when you leave!

  • A monitored Security System is in place at each lodge. It provides access security and fire protection for each lodge. You are welcome to use the system during your stay. If you choose not to use the security features the fire and smoke detectors are still enabled for your protection.

The Owners are not responsible, or liable for any accidents, injuries or illness that may occur to guests while renting or using the premises, nor is it liable or responsible for the loss of personal property of guests or visitors of guests. By accepting possession of the property and making full rental payments it is agreed that all guests, and their visitors, expressly assume the sole risk of any harm arising from their use of the premises.
